IT ALL STARTS WITH A PLAN
Our Investing Criteria
Every good investment starts with a solid investment plan. Investing in real estate is no different. To ensure maximum returns for our investors, we stick to rigorous criteria when underwriting any potential project.
Growing Metro Statistical Area (MSA)
The Metro Statistical Area (MSA) is the first and most significant factor we take into consideration. We only consider projects in MSAs with increasing populations.
No Red Flags
When choosing our assets, we do not put up with huge red signals, much like in a new relationship. The property's location in a FEMA flood zone and the neighborhood's high crime rate are both red flags.
Positive Job Growth
The condition of the local labour market is the second aspect we are considering. The MSA's job growth must be at least positive.
Our Asset Type
Self-storage facilities, RV parks, and other "recession resistant" asset classes make up the majority of our investments. On a case-by-case basis, we will take additional assets into account, such as industrial properties with several tenants or multifamily housing.
Population of 50,000+
The population itself is the third factor we consider. In order to ensure a strong employment foundation, we prefer to invest in MSAs with a population of 50,000 or more.
Property Upside
Finally, we'll start financing the actual property. For our underwriting procedure, we have a lengthy checklist that can be summed up in two words: value add! We seek for ways to significantly improve our initiatives so that our investors can profit most.
